WHAT WE DO

For a purchaser:

  • Provide you with free legal comprehensive advice before you sign the contract
  • Draft special conditions that you require to be included in the contract to protect your rights
  • Walk you through the conveyancing process – keeping you informed of what you need to do to ensure deadlines are met, ensuring your transaction runs smoothly
  • Negotiate with the seller/sellers solicitor on your behalf regarding any conditions of the contract
  • Liaise with your financier/mortgage broker
  • Undertake searches on your behalf and advise you of any issues that arise and explain your legal rights
  • Draft legal documentation for transferring the property
  • Arrange for payment of stamp duty
  • Prior to settlement, we provide you with a balance amount that you must pay to the seller at settlement
  • Liaise with the Seller’s solicitor, Real Estate and your lender to arrange and attend settlement on your behalf
  • Upon settlement, we call you to advise that your matter has been completed, leaving you nothing else to do but move into your new home!

For a seller:

  • Provide you with free comprehensive legal advice prior to signing a contract
  • Draft special conditions that you require to be included in the contract to protect your rights
  • Walk you through the conveyancing process – keeping you informed of what you need to do to ensure deadlines are met and ensuring your transaction runs smoothly
  • Liaise with your lender to arrange release of mortgage
  • Negotiate with Buyer’s solicitor regarding any conditions of the contract
  • Protect your legal rights throughout the process
  • Keep you informed
  • Peruse and witness you sign all legal documentation for transferring the property
  • Calculate a balance amount payable to you at settlement, inclusive of all adjustments for rates, water and body corporate
  • Liaise with the Buyer’s solicitor, your Real Estate agent and your lender to arrange and attend settlement on your behalf
  • Confirm loan payout figures are correct and ensure surplus funds are drawn and banked as direct by you.
  • Upon settlement, we call you to advise that your matter has been completed, leaving you nothing else to do but celebrate your sale!
